Warehouse Construction to Begin at Hammarsdale Development Following Tenant Commitments
The exciting new industrial development at 150 Mthoko Mkhize Drive in Hammarsdale is progressing steadily, with earthworks nearing completion. Although the development itself is not yet near completion, significant groundwork has been laid, setting the stage for the next phase of construction. Once the earthworks are completed, the construction of the warehouse facilities will begin, contingent on securing tenant commitments, and the internal road networks will be developed in parallel. This development is already generating interest due to its strategic location in the Western Corridor, making it a highly attractive option for large supply chain operators.
Spanning across a site measuring approximately 350 000m², this project will host four premium-grade "P" warehouse facilities, each offering 20,000m² of modern, high-specification space. The development has been meticulously planned to cater to the needs of large-scale logistics and distribution companies. One of its key features is the exclusive, substantial yard, providing a 1:1 ratio with the internal roadways and optimized reticulation for efficient traffic flow. The facilities also benefit from ample staging areas off municipal roads, with multilane ingress and egress to accommodate high-volume operations.
Designed for robustness, the warehouse floors boast a floor bearing capacity of 10-12 T/m², while the yard is capable of handling a 100T point load. This ensures that the development can support the demands of heavy machinery and high-capacity logistics operations. Security will also be a top priority, with the entire site surrounded by a 2.4m-high perimeter fence, complemented by a six-strand electric fence to ensure safety.
Operational efficiency is further enhanced by free-flowing areas designed to accommodate various trucks and material handling equipment (MHE). The warehouses can feature cross-docking capabilities is required, forklift charging stations, and 12-meter eaves heights, ensuring flexibility for a variety of operational needs. Additionally, each facility is equipped with high-hazard fire-fighting systems, with 17.5 mm D/D precipitation, supported by pumps and tanks, ensuring compliance with the highest safety standards.
The development also embraces sustainability, offering grey water harvesting potential and solar capability under a separate Power Purchase Agreement (PPA). This forward-thinking approach not only reduces the environmental impact but also provides long-term operational savings for future tenants.
A unique aspect of the site is the inclusion of a small wetland area, which adds an environmental feature that blends well with the industrial surroundings. In addition, plans for a small retail center have been proposed as part of a second phase, providing further amenities for tenants and visitors.
