The northern coastal residential boom

There has always been a demand in South Africa for secure, family-friendly estate living. This came in response to the obvious challenges that we face in this country in respect to safety and security. However, when isolating the northern-coastal residential nodes of KZN and the booming demand derived from the current buyers’ market, one needs to take a closer look at the attributing factors that are fuelling this influx of commuters and investors alike.

The northern basin has seen much in the way of upscale developments over the last few years, largely driven by the year-round climate, lifestyle-offering, wild coastal beaches and some of the best schools in the country. Each residential node is self-sustaining and offers all necessary amenities in the immediate area comprising of shopping malls, ritzy international franchise restaurants, office blocks and corporate hubs, entertainment and, as mentioned, schools. In conjunction with the daily commuter choosing this area and capitalizing on the close proximity of the King Shaka International Airport, investors have re-entered the northern market with vigour and in turn, aggressive rentals. The market’s response has left an over-pour of demand and relative value for money, creating stock shortages across the board and ultimately leaving developers scratching for land and often paying a resulting higher price. There are a number of on-going developments in the northern region that are sold out with the newer developments having secured investors off-plan.
