Southgate Industrial

Southgate Business Park is a security stronghold situated in the southern corridor of Durban’s Industrial and Commercial nodes. This well established park holds a variety of blue-chip tenants who have realised the value of locality in conjunction with security. This has resulted in a lot of businesses opting to own their property as opposed to renting indefinitely. The majority of the few that do rent have signed longer lease terms, averaging 3 to 5 years, with rental rates averaging from R45/m² to R55/m².

There are a few factors at play for Southgate Business Park that has created it’s sought after status. Located approximately 25 kilometres south from Durban’s Central Business District, it falls within the Umbogintwini township, which is situated west of the N2 Freeway and in close proximity to the township of Amanzimtoti. This direct access to the N2 National Highway is a logical benefit for businesses with a logistical and production based model. There is a well-found emphasis on security with a double electrified, 2.4 metre high fence that is patrolled 24 hours a day. Southgate Business Park is also one of the largest of its kind within the greater Durban Metropolitan area and holds various freehold and sectional title properties.

The demand for property within this park is proven, however stock availability is somewhat scarce. Situated at the end of a cul-de-sac is 18 Palmgate Crescent, which will go on auction on the 6th of October 2015 at the Durban Country Club.  A two storey building situated on the southern periphery of the park and boasts approximately 1104m² GLA with 40 parking bays. The building has a modern look and feel and comprises of the following; on the ground floor - production area/warehouse, offices, fire-proof walk-in safe, ablutions, kitchenette and dispatch with roller shutter door; on the first floor - a boardroom, 9 offices, large open plan office area, server room, kitchen and ablutions. This space is best suited to a consolidation of operations with production and design on the ground floor and administration/sales support on the first floor.

Not only is the subject positioned in one of the most secure parks in KwaZulu Natal, but it is the flagship property of the Sectional Scheme SS, The Palms.
