Durban CBD Area Profile
The N3 National Freeway and the M4 southern freeway meet at the gateway to Durban CBD forming what is commonly known as the ‘Warwick Triangle’. This area is home to Durban’s main taxi rank. The industrial nodes of Congella and Maydon Wharf, home to prominent national companies including Portnet, border the harbour and south of the subject property.
The Durban Central precinct, as per eThekwini’s Urban Development Zone (UDZ) is one of nine new precincts demarcated within the greater central city, forming the UDZ. The aim of creating this zone is to stimulate new investment and urban regeneration to the central parts of the eThekwini city, through tax saving incentives applicable to new development or building restoration.
The neighbourhood within the immediate vicinity of the subject property comprises mostly retail space on the ground floor and offices and flats on the upper floor levels. Some accommodation has been upgraded, whilst general landscaping and improved cleanliness and security have stimulated new investment in the area.
Durban CBD is well positioned, in terms of necessary amenities, including the Durban Harbour, emergency, medical, educational services and transport facilities. With excellent exposure to constant vehicular and pedestrian traffic, and being centrally located to access the northern business corridor, south coast and upper highway district, the CBD still a viable location for investment.
